The Clients already owned their Airey type PRC house and had the funds to carry out the PRC repairs. The Clients were also looking to add a 2 storey extension on the side at a later date and decided to have the PRC repair carried out first as it would be more expensive to repair if the extension was built first.

Airey PRC houses are on the defective housing list because problems have been found with the structural support posts. Mortgage lenders will only offer mortgages once the PRC repairs have been carried out and a PRC certificate has been issued

The foundations were extended as the new cavity walls are wider than the external PRC panel walls. Once the house was propped the Airey panels and posts were removed. Airey houses usually have plasterboard as an internal lining and this remains in place during the repair.

A popular addition during PRC repairs is to add french doors with side panels, as this Airey had the kitchen at the front and both living rooms at the rear opened in to one large room 2 sets of french doors were added. Along with a new windows and a front door, most Airey houses have a side panel to the front door and this was also replaced as it lets in a lot of light to the hallway.

The gable apex on Airey houses does not have to be replaced as it does not form part of the PRC concrete construction. On our Airey repairs the gable apex is always replaced by brickwork for a smarter finish.

Once the windows and doors are fitted the plasterwork around the window and door reveals is completed.

New UPVC soffits, fascia and guttering are also fitted.

Cornish PRC Houses PRC Repairs Case Study

These Clients took up their Right to Buy and and arranged a PRC mortgage with the local Halifax branch. The Halifax arranged a mortgage providing enough funds for the purchase and the structural repairs to be carried out on the Cornish type 1 PRC house.

Once the mortgage offer was issued by the Halifax the Clients Solicitor arranged for the completion of the purchase from the Local Authority and the Halifax advanced the purchase price so that the completion could take place. The funds for the building works were held on retention until the works were completed and a PRC certificate was issued.

Now that the Clients owned the property the structural repairs could start. Most Cornish type 1 houses these days have the foundations extended as the existing foundations are not wide enough to provide sufficient insulation in the cavity. It is possible to make up the required insulation required by building regulations but this usually involves adding insulated plasterboard internally, this would make the new walls wider but make room sizes smaller. Problems can occur in refitting kitchens and if the staircase is on an external wall.

The house will need to be propped whilst the external concrete panels and posts are removed.

Once the new brickwork has been completed the doors and windows are fitted, most Clients have new doors and windows fitted as the existing ones are usually of poor quality. It is also a good time to fit french doors.

Internally the new walls will need to be plastered and the kitchen will also need to be refitted.

Most Cornish type 1 houses are repaired in about 5 to 6 weeks. The PRC certificate is issued once the works have been completed and is forwarded to the Halifax so that the retention funds can be released.

Retrospective PRC Certificate Recent Examples

Thousands of PRC houses have been repaired over the last 20 years most of them by the Local Authorities but have never been issued with a retrospective PRC certificate . A lot of Clients are now looking to take up their Right to Buy as discounts have greatly increased over the last 2 years.

Mortgage lenders are insisting on a retrospective PRC certificate being issued before proceeding with a mortgage offer. We can arrange for a PRC Engineer to inspect the property to confirm that the PRC repairs have been carried out in accordance with mortgage approved repair schemes and issue a retrospective PRC certificate.

Most Local Authorities have repaired the PRC houses to mortgage approved schemes.

Mortgages for repaired PRC houses are readily available from many high street lenders once a retrospective PRC Certificate has been issued at normal interest rates.

They already had the funds to carry out the PRC repairs and did not require a mortgage, but wanted to be in the position to sell at a later date as a mortgagable house. New windows and doors were fitted along with UPVC soffits, fascia and guttering. The gable apex was also bricked for a smart finish. The works took about 7 weeks to complete.

Cornish Type 1 Right to Buy PRC Mortgages

Cornish type 1 Right to Buy PRC mortgages, we have carried out a PRC Homes Ltd approved repair scheme in Plymouth. The Client had taken up the Right to Buy and received a discount on the purchase price.

Currently the discounts are a maximum £75,000 or £100,000 in London. The maximum % is currently 60%, but this may increase to 70% shortly.

PRC houses, discounts start at 35% after 5 years tenancy, 1% discount is added for each additional year you have been a tenant up to the current 60%

The Halifax have a special scheme for Clients purchasing PRC houses through the Right to Buy. The Halifax mortgage will be enough to cover the purchase price from the Local Authority and funds to cover the cost of the PRC repairs.

The Halifax will advance the funds for the purchase of the property and the balance will be held on retention until the PRC repairs are carried out and the PRC certificate is issued.

Most Clients live in the house during the repair works. Once the new walls are built the new internal walls are plasterboarded and plaster skimmed.

When the PRC certificate is issued the Halifax will usually arrange for a reinspection from the surveyor to confirm the PRC works and then release the funds to pay for the PRC repair.

We were able to put him in contact with a PRC Engineer who could carry out the inspections and give details on the works required under a PRC Homes Ltd scheme. The Client purchased this Unity built house at auction, the previous owner tried to get planning to knock it down and build a new house. Planning was turned down so he put the house up for auction. Planning was permitted to add a i bedroom house to the side. The previous owner also took out the breeze block wall from the inside, this is why the panels and PRC posts are visible.

A PRC Homes Ltd approved repair scheme was carried out and a PRC certificate issued. The Clients completed the internal refurbishments and will be building the new house to the side.

Blockwork was used on the gable end wall ready for the new house to be built on the side, an alleyway will run between the two houses.

We have recently completed PRC repairs Bristol & Somerset.

Cornish type 1, the Clients purchased the PRC house under the Right to Buy scheme as discounts are now set at a maximum £75,000. They arranged a mortgage through the Halifax raising enough funds to pay for the purchase and the PRC repairs.

Once the PRC repairs were completed the Halifax instructed their Valuer to complete another inspection of the property. After receiving the PRC certificate the retention funds were released to pay for the PRC repair works.

PRC repairs Bristol & Somerset. A Wates PRC house, the Client already owned her property as she had taken up the Right to Buy years ago. The mortgage was with Church House Trust and the interest rate about 8%. By remortgaging and borrowing the extra funds to pay for the PRC repairs the mortgage monthly payment was less than the Church House loan as the new mortgage rate was only about 3%. If you have a mortgage on a PRC house at a high interest rate you should have a look at carrying out the PRC repairs, you may pay less each month.

PRC Repairs Devon

There are a lot of Cornish units type 1 in Devon. These type of PRC houses are repaired using a PRC Homes Ltd approved repair scheme, which are acceptable to all major high street lenders.

The repairs consist of removing the concrete exterior PRC walls and replacing with a traditional cavity wall, usually finished in brick, although some Clients prefer a render finish. In some cases the existing foundations are wide enough to build the cavity wall, the new walls are wider than the existing concrete panel walls. If the existing foundations are not wide enough then they are either extended or the new walls will generally have a small cavity with insufficient insulation added. To comply with current building regulations insulated plasterboard will need to be fitted, this may result in the rooms being made smaller and can cause problems with fitted kitchens etc.
